Big Win for SB 684 and SB 1123

We’re very happy to share that just yesterday we received our first approval for an SB 684 lot split. We wrote about the new law when it first passed here, and now we’re seeing it in action.

This approval is the first of its kind in the City of Glendale, and one of only a handful issued so far in the Los Angeles area. We also have four more SB 684 lot split projects currently in the pipeline within the City of Los Angeles.

The best part: we secured the approval in under 60 days from application submittal – exactly as required by the statute. Glendale’s planning staff was very cooperative in working with us to implement the new law.

Starting July 1, SB 1123 went into effect and will supersede SB 684, bringing several key changes. Most notably, qualifying single-family zoned lots will now be eligible for lot splits – opening the door to a wider range of infill development opportunities. We have written more extensively about both laws here.
