Who We Are.

Erik Yesayan is the founder and principal of Pattern Planning & Development Inc., a Los Angeles–based land use consulting and permit expediting firm. With over 15 years of experience in planning and policy across Southern California, Erik leads a team that specializes in entitlements for residential, commercial, and mixed-use developments, guiding projects through complex regulatory approvals with agencies like the California Coastal Commission, U.S. Army Corps of Engineers, and City and County of Los Angeles.

We were trying to build an ADU (additional dwelling unit) in our backyard. Unfortunately, our house resides in a flood zone. So, we were faced with some crippling restrictions. We tried handling them for about a year, hiring several people, without success. Then we talked to Erik. Within a month or two he found a way out and got the problem sorted with FEMA an the city, and we were able to get the permission to start building.
